A kind, older-looking man named Zenzaburo Mitsukoshi arrives at Maison Ikkoku, announcing he is the new tenant. During the welcoming party, the residents, particularly Kyoko, immediately take to him after he reveals he is a widower. Meanwhile, a rumor spreads through town claiming that Maison Ikkoku is scheduled to be torn down. The residents rush back to the building to share this alarming news. Concerned by the situation, Kyoko decides to seek out Mitsukoshi personally to inform him about the potential demolition of the property he has just moved into.
